Timeshares Are More Intimate Than Hotels

When Leger conducted a survey on behalf of the ARDA International Foundation it was looking to find out if being on vacation rekindled romantic interest. Interestingly, they found that more than 50% of the respondents were not having more sex on vacation. The primary reason cited was lack of privacy. Timeshare owners, however, have more sex while on vacation (71%).

When families stay in hotel rooms, it makes intimacy difficult, but vacationing in a timeshare affords extra space and privacy, often providing common living areas and separate bedrooms. Timeshare owners can enjoy creating memories with their loved ones as well as having the privacy of a master suite…the perfect vacation.

Consider renting a timeshare for your next vacation or make an investment in your family’s happiness – purchase a timeshare to assure that special memories (and privacy) are part of your vacation every year.

Concierge Realty specializes in timeshare resales and rentals and looks forward to assisting you!

St. Martin Spotlight

Destination Spotlight: St. Martin / Sint Maarten

A Brief History of the Island

The first people to settle here were the Arawak Tribe who left their homes in South America and ventured North along the chain of islands in the Caribbean. They named the island “Sualouiga” meaning “Land of Salt” brackish water they found here. A number of artifacts from this period are held at the St.Martin Museum: On the Trail of the Arawaks. The Arawaks were later supplanted by a more aggressive Carib tribe, for whom the entire Caribbean is named.

Eventually, Columbus and the Spanish claimed the Island as they did several other locations in the Carribean. Aside from asserting title to the place, the Spanish never took much interest in St.Martin. The Dutch, seeking an outpost halfway between their colonies in Brazil and Nieue Amsterdam (now New York), occupied the island in 1631. The French also began using the island as a trading stop, and after several feuds, the two nations decided to split the Island with the Treaty of Concordia in 1648. The border was disputed several times since, but it now consists of the French maintaining the northern “half” of 21 square miles (named St. Martin), and the Dutch maintaining the southern “half” of 16 square miles.

After years of serving as primarily a trade post and crop land, the Dutch began to use the island for tourism in the 1950’s. Soon, the French would follow suit. Now in 2014, St. Martin/St. Maarten is regarded as one of the hottest vacation spots on the planet!

Natural Wonder of St. Martin

Nestled amidst the Atlantic Ocean and the Caribbean Sea, St. Martin sports over 43 miles of incredible coastline. The beaches range from quaint and family friendly, to rugged and untouched, to classy and fun resort locales.

At a little over a quarter-mile high, Pic Paradis is the highest point on St. Martin. Those who venture to the summit will be rewarded with breathtaking views of the island, its neighboring islands, and the vast turquoise sea.

The Loterie Farm on the hillside of Pic Paradis is an impressive nature reserve, covering a little more than 7,500 acres of land and sea. Designated a special zone for the preservation of certain species, this unique place offers a zip-line forest adventure for young and old alike to explore the reserve.

The waters just offshore of St. Martin are ideal diving excursions. The crystal clear waters allow for with visibility down to 300 feet below the surface. You will be astounded by the plentiful aquatic wildlife, such as multicolored fish, rays, turtles, seashells and crustaceans, coral and marine plants.

Hot Spots of St. Martin

Marina Fort Louis, easily accessible by ocean and located in the capital of French St. Martin, accommodates some of the largest yachts.

Known as the ‘Saint Tropez of the Caribbean’ Orient Bay is a favorite playground of celebrities and jet-setters. It offers a full range of tourist amenities, including beach restaurants, hotels, shops and water sports. A nudist beach can be found at the extreme south of the bay.

Located at the heart of a picturesque fishing village of the same name, Grand Case Bay is a long beach with clear, calm blue waters. The village is home to a wide variety of restaurants, and is also the site of some Carnival festivities.

The island of St. Martin offers two opportunities to experience Carnival. The French side celebrates in February, while the Dutch side celebrates in late April/early May. Carnival in St. Martin features plenty of activities to keep you entertained –- local troop parades, music, face-painting, and music and costume contests.

Studies Show that “Vacation Days” are Not Being Used for Vacation

The Reality
We understand! Working a full schedule with a family and other obligations close to home does not lend a ton of wiggle room when it comes to planning a vacation. Now more than ever, the United States has seen work hours increase in many workplaces, as well as workers taking on more responsibility due to tighter budgets. But at least there are vacation days…right? According to recent studies by Expedia and tourism experts in Ocean City, Maryland, most Americans are not using their allotted vacation days for vacation at all.

The Results
Instead of utilizing vacation days as time to rejuvenate or adventure into new experiences, many Americans are using this precious time for mundane errands. In the aforementioned study conducted in Ocean City, Maryland, we learned that residents are using vacation time to run errands, attend doctors’ appointments, and make home improvements. In fact, 70% of participants are using at least some vacation time on these activities. Furthermore, 30% of residents polled took time off work to schedule appointments with maintenance workers (plumbers, electricians, etc.), while 16% used this time to clean up around the house. A study conducted by Expedia lead to similar conclusions. Though Americans receive an average of 17 vacation days per year, 37 percent of those surveyed said they will not take all of their vacation days this year

The Answer
I think we can all relate to these numbers in some way. We have our responsibilities built into our daily lives, and it is important that we take care of them. And certainly some relaxing days at home can be helpful in coping with a tough week at the office. But what if you had one week where you could just hit the “pause” button, and try something completely different? At Concierge Realty, we can find you your “dream week” in a variety of ways. We have villas available in a wide variety of destinations, and we will make sure your accommodations fit the needs of your travel party and your budget. We have two great ways that you can book your week with us!

Seize The Week
Many of our clients have had success finding their escape by renting an unused week that belongs to one of our owners. By renting an unused timeshare week, you will be sure to save money and still receive the same amenities and privileges as vacation club members. By booking through Concierge Realty, you will be able to afford a week in a luxurious villa with a complete kitchen and multiple bedrooms for the price of a hotel room. Weeks are available year- round, and while many of our clients rent their weeks months in advance, great deals can still be found last minute for our more spontaneous travelers. So where will it be? Will you and your friends choose to snorkel in Maui, ski the slopes in Aspen, or play a round of golf in Hilton Head? These are just a few of destinations available for your week. Call Concierge Realty or search the website for your ideal vacation, and don’t be afraid to seize the week!

Stake Your Claim
Have you ever gone on vacation and wished you could stay there forever? Whether it is the temperature, the food, the people, or the amazing sights and attractions, some places just feel like home. If you have fallen in love with a vacation spot and wish to return there, perhaps you should consider purchasing a timeshare through Concierge Realty. By purchasing ownership with us, not only can you have the vacation of your dreams year after year, you can also save a great deal. Furthermore, if you find that you cannot use your week that year, we will get your week rented, and earn you some cash in return. If you feel attached to your favorite destination, why not show it? Stake your claim in paradise with Concierge Realty!

Conclusion
As much as we like to think of ourselves by our job titles and stay committed to the work and daily routine that we have become accustomed to, we have to remember that we are human, too. Most work schedules give us a handful of days a year to get away and enjoy ourselves, and there is a reason for that. Lanikai Beach Makes CNN’s top 10 Beaches

LanikaiBeach

CNN has released their list of “Top 10 beaches in the World,” and Concierge Realty is excited to announce that one of our favorite locations made it onto the list! Hawaii’s island of Oahu is represented by Lanikai beach, which ranked 8th in CNN’s ranking, and was the only beach in the United States to make the top 10.

In the native Hawaiian language, the word “Lanikai” means “heavenly sea”. This is the perfect name for this perfect beach. Warm and gentle waters meet a white sand beach in tiny waves of turquoise and cerulean. The waves are accompanied by light trade winds which create a cooling effect during a hot day on this popular island. The beach is great for relaxing on the sand or taking a swim in the crystal-clear water. Located on Oahu’s Windward coast, Lanikai Beach is a popular place to unwind. Be sure to bring your swimsuits and snorkel gear to enjoy a day at the beach that you will never forget.

In addition to Lanikai Beach, Oahu is also home to the famous beaches of Honolulu and Waikiki, and all three are within a short drive of each other. Are you interested in visiting these awesome vacation destinations? Fortunately, Concierge Realty has residences available in this area. One of our clients’ favorites is Marriott Ko Olina. This amazing resort sports a lush 642-acre gated community and seven glistening lagoons. Guests enjoy swimming in the lagoon pools, golfing at the Ko Olina Golf Course, unwinding at the spa, and dining in style. In addition Concierge Realty also has residences available at a variety of other resorts, including Hilton Grand Vacation club resorts and Diamond resorts in the area.

Timeshare Renters and Owners Can Make Use of Sundance Weeks

The Sundance Film Festival is Prime Time for Park City Owners and Renters

Park-City-3

For two weeks every January, the winter retreat of Park City is overrun by the Sundance Film Festival. Thousands of actors, directors, and celebrities will fill the city to capacity to celebrate the independent film industry. While this may not sound like an ideal vacation time for some people, others will be vying desperately for a quality place to stay for the big event. Timeshare owners should keep this in mind, and there is potential here to earn a profit.

Park-City-2

Both Renters and Owners should be aware that Park City Weeks that fall during the Sundance Film Festival typically book about a year in advance. However, by acting early, owners can truly benefit by receiving a substantial return on their rental weeks. Since the week will be so popular, you will be able to charge a higher price than an off peak week and still have a price that will make you money and look appealing to the customer. The success rate of securing rentals in weeks such as these is far above the norm.

Park-City-1

Looking to make the trip to Park City for Sundance? Renting a timeshare could be your best bet. You will receive superior accommodations, and you will typically pay less than you would at a hotel. Concierge Realty is pleased to announce that we have weeks available year-round at two of the best places to stay in Park City: Marriott Mountainside and Marriott Summit Watch.

Marriott’s Summit Watch presents the ultimate in luxury in Park City. These residences allow access to skiing, hiking, biking and plenty of other things to do. The resort includes a heated indoor/outdoor pool, whirlpools, and a fitness center for visitors to enjoy. Guests can ski-in, ski-out and enjoy easy access to historic Main Street, Park City, the Sundance Film Festival and other year-round attractions.

You will be enchanted by the lodge-style residences nestled within the Wasatch Mountains at the lovely Marriott’s Mountainside resort. This peaceful destination sports exclusive access to the Park City Mountain Resort PayDay Ski Lift, which allows for guests’ enjoyment upon some of the finest skiing terrains on earth.

The program is for ages 4-12, and gives kids the opportunity to develop their own unique experiences and memories while staying at the The Ritz Carlton. Each hotel and Resort will have its own unique program, and will be based on the local natural environment and culture. Ritz Kids creates an enrichment atmosphere where children can explore the world through travel.

The company has partnered with Jean-Michel Cousteau’s Ocean Futures Society to create a fun and entertaining educational program. The “Eco-Fun” themed activities for the Ritz Kids programs will feature environmentally focused games and activities that will enlighten the kids to the beauty of nature.

The Ritz-Carlton designed this program to stimulate kids’ minds in a positive way, rather than just keeping them busy during off hours. Parents can trust that their kids will be well taken care of and also have a great time. Parents can also appreciate the educational and environmental awareness aspects of the program. Your kids will be sure to come back excited to share all of the information they’ve learned.

Made exclusively for Ritz Kids by the Ocean Future Society, each activity will incorporate environmental knowledge to educate children about their surroundings. Jean-Michel Cousteau said of his program, “The fun and exciting activities appeal to a child’s innate love of discovery and sense of curiosity. All kids start out as scientists, constantly asking ‘Why? What’s that? How does it work?” The Ocean program bases its teachings in the four main areas of Water, Land, Environmental Responsibility, and Culture. These courses are designed to increase environmental awareness, as well as give the students a chance to learn their own place in nature.

Vacation More, Work Better | Study Shows Vacation Time Increases Productivity At Work

iStock_000013698158XSmall-300x198

Have you ever felt that you were less than enthusiastic at work? Or that you just didn’t have the energy to complete your work at the pace you would like? Are you an employer that is noticing a lack of morale around the workplace? A common cliche for these dull moments is to say to a friend, “I need a vacation.” Well as it turns out, it may be just that simple. Recent surveys and studies by Society for Human Resources Management (SHRM) illustrate the importance of vacation time on efficiency and productivity during work hour

SHRM is the world’s largest Human Resources management association in the world. For the purposes of the aforementioned study, SHRM randomly selected 481 of their 250,000 members of HR professionals to participate. The participants were all U.S. based, and the study took place from August 22nd – September 25th, 2013.

The results of the study were eye-opening! Employees who took vacations showed higher levels of productivity, increased morale, and improved job satisfaction. Of those supervisors interviewed, 77% believed that their employees who take vacation time are more productive than those who do not, and 90% of participants felt that utilizing vacation time across the organization led to a happier workplace.

These findings are important for both employers and employees to take into account. As employers, it is important to create an atmosphere and benefits system that encourages vacation time. As an employee, it is in your best interest to make sure you use your vacation days and use them wisely.

If conducted correctly, added vacation time can serve as a perk for the employer as well as the employee. Employees will feel that they are given added perks when they are given time off, and their increased creativity and effectiveness upon returning will create a better workplace and results for the employer, which should serve as a motivation for them as well.

The fact is, most American employees do not use all of their vacation days. According to the study by SHRM, 61 percent of American employees have three or more vacations days left over at year’s end. In an attempt to encourage employees to use these days, 70% of organizations polled have policies that prohibit employees from rolling over unused vacation days. This “use it or lose it” policy is meant to motivate employees to use their vacation days within the calendar year. Companies feel that this helps to retain employees, as they will be happier in their roles.

The issue of the unused vacation days could be attributed to the hesitancy of employees to plan their vacations and pay for them on the fly, and not knowing if their vacation days will allow for their vacation at that time. One of the best ways to handle your own objection and seamlessly plan a great vacation is by opting to purchase or rent a timeshare. Employees who use timeshares will be more likely to use their vacation benefits to the fullest, since it will already be scheduled and paid for up front.

At Concierge Realty, we offer a wide variety of vacation residences through timeshare resale and rentals. Since Owner/Broker Michelle Donato started the company in 2010, she and her team have been able to set up their clients with an array dream vacations. Working with organizations such as Marriott Vacation Club, Starwood Vacation Ownership, Hilton Grand Vacations, Hyatt Vacation Club, and Disney Vacation Club, we will help you find your ideal vacation that fits your work schedule. Whether it’s a summer vacation to Maui or St. Thomas, or a ski trip to Vail or Aspen, or a plethora of other top destinations, we’ve got you covered. By planning your vacation with us, you will be able to plan your trip well in advance, which will allow you to work with less stress both before and after your dream vacation. And of course, get the most out of those vacation days, so you can go back to work rejuvenated.

How to Save on Your Timeshare Vacation Rental

save-on-timeshare-rental

There are several simple strategies that allow travelers to avoid paying too much for your dream vacation. The biggest is to reserve as a timeshare rental rather than reserving through the developer. Guests can save up to 60%.

Another option to consider would be planning travel during “off-peak” times of the year. In the vacation industry, off-peak weeks for warm-weather destinations, such as Hawaii or the U.S. Virgin Islands, will typically be during May, September, October and early November. If you are planning a colder climate trip, such as a ski trip to Aspen or Vail, your best bet would be to plan your vacation during the late spring or early summer. By booking a timeshare rental during these times, vacationers can get away with paying the price of a hotel room, and be able to stay in a luxurious residence with more space and accommodations.

Besides price, another key advantage of booking during off-peak times will be the ability to have greater access to amenities and activities once guests arrive at their destination. Many exclusive recreation companies, golf clubs, and upscale restaurants at the desired location may require reservations a significant amount of time before the date of the excursion. By booking during off-peak times, the schedules of these institutions will also open up, allowing for greater flexibility of schedule, and the ability to get the most out of the vacation.

Once you and your party have decided what dates work for them and are ready to schedule, there are a few other details to keep in mind as you negotiate price. If the price offered for your time is still a little more than you would like to spend, try scheduling your arrival date as either a Friday or a Sunday, and see if the rate decreases. Additionally, see if the timeshare rental could accommodate your travel party with less rooms. For example, a family of four may ask for a one-bedroom residence instead of a two-bedroom. Keep in mind these residences will typically be more spacious than a hotel room, so your group will still have enough space to spread out. By cutting down on bedrooms, you have the ability to greatly decrease your costs.

Our last, but perhaps most important piece of advice would be to make sure you work with a reputable broker whose credentials and credibility you can check with Better Business Bureau, State Licensing Bureau, etc. Make sure to maintain your best business sense, and don’t fall in love with a rental that seems too good to be true, or do business with a company that you don’t trust. By working with a trustworthy company, you will be able to plan your trip seamlessly and stress-free. The risk of trying to save a few dollars with a less-than-reputable company could result in you and your family and friends showing up to check in for your stay and being unable to, turning your dream vacation into a nightmare. Remember, that if a deal seems too good to be true, it probably is!

That being said, if you keep these tips in mind and are willing to book at the right time and with the right company, there is no reason why you and your fellow vacationers can’t have a great vacation and create lifelong memories.
